Sunset Pier 94 Studios’ First Lease, Signed By Ellison

NEW YORK — Travel around the Five Boroughs and adjacent communities, and you’ll see plenty of film and television production studio facilities. In Long Island City, there is Silvercup, which transformed a dingy warehouse-filled portion of Queens into a livable community with multimillion-dollar views. In Yonkers, NBC, Apple and Lionsgate have established a formidable studio presence.


Now, the borough of Manhattan has its first film and TV production home. Its first tenant is the company led by David Ellison.

That would be Paramount Skydance, with its Paramount Television Studios agreeing to lease some 70,000 square feet at the Sunset Pier 94 Studios facility on the Hudson River, at the western terminus of 54th Street along the Henry Hudson Parkway.

According to local media reports, the facility’s first use will be tied to the second season of the Paramount+ series “Dexter: Resurrection,” taking up two sound stages.

The total real estate of Sunset Pier 94 Studios is some 232,000 square feet and is a joint venture of Vornado Realty Trust, Hudson Pacific Properties, and Blackstone Real Estate.

“Robust pre-leasing interest in Sunset Pier 94 Studios underscores the project’s unmatched quality and prime location—there is truly nothing else like it in the market, and we look forward to announcing additional leases soon,” Hudson Pacific CEO Victor Coleman said.
