Gilroy radio operator going from renter to owner

SoldTron Dinh Do’s Intelli LLC has been operating KAZA-AM Gilroy CA in an LMA going back to November of 2010, but all that is about to change.
The seller is Radio Fiesta Corporation, headed by Luz Maria Duran Sidhu and Sonia S. Rodriguez.

The price will be $1M, which includes a $50K deposit, a $100K escrow deposit, a second $350K escrow deposit and a promissory note.

The station, a Class D on 1290 kHz with 5 kW-D, 88 W-N, DA2, serves the area between San Jose to the north and Monterey-Salinas to the south. It holds a CP to move a little further south with less power and no directional antenna, dropping to 1.25 kW-D, 20 W-N, ND.

The second escrow payment is payable when the parties hold an STA to operate the updated facility. The buyer is paying all construction costs.

This will be Do’s second station. He also owns WAZX-AM Smyrna GA, a Class D on 1550 kHz with 50 kW-D, 16 W-N, DA2, serving portions of the Atlanta market.
